Tips For Finding A "Good" Real Estate Agent

There are a lot of good Real Estate Agents out there who really do care about the success of your transaction and they just happen to get paid for it, too. It is when Agents get greedy and put the money before the person that they start to go „bad.“

Unfortunately the bad guys have fostered a bit of a bad reputation on the group as a whole, leaving the good guys in a position to have to work extra hard to prove their goodness and worthiness of your business. A good agent never puts the money first and sincerely is motivated by being a part of putting you in your new home and the impact that has on you.

So how do you find that „good apple“? It starts with a phone call. You have found a house you would like to see while browsing a website or set your sights on a certain company for one reason or another. You call an agent from that company to show you a house. Upon that first meeting, scrutinize the agent as much as the house! First off, if he rubs you the wrong way, don’t call him again. I am completely against putting agents to work and not getting them paid, but this first meeting is a freebie. Further, you owe it to yourself to find someone that no only doesn’t repel you, but whose company you actually enjoy! You are potentially going to be spending a lot of time with this person so set yourself up for a pleasant experience. Call someone different each time until you find one who appeals to you.

The day you meet the guy who appeals to you, start asking questions. Conduct an interview. Your Realtor is the biggest asset you have in this huge step you are about to make. Ask how long he’s been selling houses, does he like it, what does he like about it, ask about the philosophy of his company, what kind of pets he has, whatever. There isn’t really any right or wrong answers in most cases, but the WAY he answers is what you’re gauging. Is there a trust forming? If so, this is probably your guy. Start sharing a little bit about yourself with him, and what you are trying to accomplish. If you feel he has a good understanding, compassion, and has some good ideas to move forward, let him start looking for the houses and be sure to call him again when you need help.

To take it a step further, you will really get your Agent to bend over backwards for you if you sign a buyer’s agency agreement with him. This tells him that you understand that you are his top priority and to show your appreciation you are going to work with him and only him and whether it takes you three weeks or three months to find you a house, when you buy a house he will get paid for his time and resources spent. Now you’ve got two parties, mutual respect and enjoyment, house shopping together, negotiating together, and meeting challenges together. You have found your „good apple“ and paved the way to a happy, successful transaction.

Realtors Realtors Access To MLS And How It Helps You

Realtors pay a great deal of money to have full access to MLS and its listings; this is how that service through a realtor will help you. Listings of homes are most commonly listed through MLS more so than any other listing service for single-family residences and commercial real estate.

What is MLS? Good question. The MLS listing service is the multiple listing services for the real estate world, both commercial and single-family dwellings. The MLS is listed both as a statewide and nationwide listing service. Through the Board of Realtors in every area, the realtors and agents have the opportunity to sign up for the access of the MLS listing services.

The MLS service contains all the information about each property listing. MLS is a convenient way to view this information, including pictures, measurements, maps and much more. The realtors that register for this service pay annual dues, and additional fees. This does not only include the listings on MLS, it also pays for the evolution of MLS.

Originally this data of houses was on paper, and the realtor would have to research through the books to get the information. Now days with computers and the internet, the MLS service has increased productivity and getting the best deal exponentially.

The realtors have this access that provides a higher level of detailed information about the listings, where the standard visitor only gets basic information. To list with MLS, it is around $400 and to use the MLS as a realtor it is about $1000.

Realtors submit and join with their local, state, and national Board of Realtors. With this joining, the MLS listings will usually include the MLS sign up. MLS listings have roughly 99% of all the homes available in any given area, therefore with the realtor being signed up with the Board of realtors, and the MLS they are able to offer you a wider variety of services, listings and options.

With all that realtors have to do, and since it is hard for them to be in two places at one time, your realtor will have certain plans daily to research the homes on the MLS to show you. They will research the criteria you and him or her discusses, and then they will be able to send you the results via email, or on the telephone. This will give you the opportunity to go by and look at the homes for sale.

If you are selling your home, the realtor will use the MLS to list your home and then you will have a much wider variety, including other agents looking at your home. This opens up the door to better selling opportunities.

MLS listings improve the competitive advantage in the real estate market, simply by creating a more efficient way to look at more homes that fit your needs in a smaller amount of time. The realtor you work with, through the MLS listing service will be able to find the homes and criteria you are looking for quickly and you will be able to beat the competition by getting to the home faster.

The MLS listing services are simple to read, clear to understand and informative when it comes to the listings of homes. This improves the chance of making research of homes easier and more efficient.

Night in the Rathaus (Of Augsburg, Germany) (1945-1970)

(1945) It was in the old Rathaus building (the town hall, built in 1615 AD)-a warm night in Augsburg, Germany-and through an open window, of Adolph Stewart, one could hear the busyness of the street three floors below. The talk had been that Germany was losing the war; all the latest signs for the SS Men, was to run while, get out of Germany while they could, make it to other safer countries while they could. Yet all the grotesque unpleasantness and rottenness and man-hating meanness of SS Men, those still not willing to take off the Nazi uniform until every Jew was killed, was not over yet.

There was a knock on the office door, at once the freshen air that Adolph had savoured, vanished. He was a well educated man, a Ph.D., from the University of Heidelberg. A clean-living, young man, with one five-year old child, named Chris, and his wife, Pascale.

He neither drank, nor smoked nor swore and was in top physical shape: but he was Jew a Jewish-German. Here was a man unsullied, in the glory of his youth, with his daughter and wife who had come to visit him; a man who had not yet even reached middle-age. As the door opened two snarling and roaring, lightly intoxicated SS-Men came in (the Masters of Death), in their black uniforms, Adolph Hitler’s select. The same men that kissed their wives goodnight, and tucked their children in bed, these men came in oscillating, saw the Professor standing by his desk, he was pulling out two long glasses, as if to offer them a drink slowly to soothe away their irritation, and then, one of the two said „You remember me, Professor?“

Adolph, nodded and agreed, he had been at the University of Heidelberg, when he had been there. „Wasn’t I a pretty good student?“ he proclaimed.

„Yes, certainly you were,“ Adolph said. Chris and her mother hiding behind the large sofa chair, unseen.

„I’ll never forget when you got your Ph.D., from that Jewish professor friend of yours, I didn’t get mine.“

And now the mother had to cover the child’s mouth, tears were coming from her eyes over her cheeks.

„It is late,“ said Adolph, „how can I help you?“ (Knowing both these SS Men, were Auxiliary-SS Men, formed at the end of the war, conscripted to serve in Germany’s concentration camp, thus knowing ahead of time, his fate, and perhaps were on leave and taking advantage of the situation).

And then the SS Man, who had known Adolph, the one whom was called Erich, lifted a cigarette from his pocket, as the schutzstaffel on his uniform stared Adolph in the face, then he lit it as Adolph heard the barking of dogs coming up a flight of stairs, „You won’t escape, you need to come with us!“ Erick remarked, the dogs nearing the doorway.

(1970, (Narrated by Christ Stewart, thirty-years old, in Augsburg, Germany, to Chick Evens) „I tell this for a fact. It happened in that very room. I sat behind that sofa on the third floor of the Rathaus, horrified, and with my mother. It was all madness. The war was old, almost over, my world was young, just starting, and there inside my head was the sound of damp darkness, warnings of danger. They took my father and that would be the last I would ever see of him. After all were gone-the dogs and the dog handlers, and the two SS Men, even the janitor, we came out from behind the sofa chair, but we stayed in that office a long time that evening, until a heavy fog drifted and a wind drove it throughout the city it must had been 3:00 a.m., or so, it was 1945, I was five and half years old. Without noise we climbed down the three flights of stairs. Came to the first floor, dark as the way was, mother was not concerned for light, to the contrary. We seemed to walk on pine-needles, leaves, so soft and gentile we walked as for no one to notice us, and there was really no one there, other than the ghosts of the SS Men.

„Father was prepared for anything, mother told me, but she and I wasn’t, we dared not go back to our home, that was the instructions father had given mother, he had said to her, ‚Once, I find myself trapped, and there seems to be no way out, cautiously find your way to London, there will be obstacles along the way, there is an account in our names at the Bank of London, enough money in the account to allow you to live gracefully for a number of years.‘

„These were great and stupefying days, wondering and studying and never knowing what happened to my father. Oh, another thing, we did make it to London of course, we painfully went on a late train if I recall right, walked a great distance, someone gave us a ride, that’s all I remember. Other than, pert near hiding those last months of the war in a little apartment, as if the SS Men would come and find us.“

(Chick Evens: thinking back, and listening, now in the present, September, 2010) I listened to Chris‘ attentively, it seemed the months I knew her she was constantly in a state of revision, the past was always present. And now she had explained to me why she drifted off all those times as if in a stream of consciousness, in some kind of interior monologue, leaping, always leaping…

(Chris) The SS Soldier stands looking down over the sofa chair, stupidly, triumphantly; he can’t see me and my mother. We are blank. I quiver in horror „Ma!“ I scream. She covers my mouth, „Be quiet she whispers, close your eyes.“ Whatever, I say to myself, I kick the floor with my feet, I hurl the chair at the SS Man, I howl unspeakable words, and I really feel uneasy. But the SS Man remains, and so begins my teenage years, with this idiotic war going on inside my head, as it is now, and Chick Evens looking at me strangely, as I try to smile, and pretend I’m not having a monologue. I think my brain is squeezed so tight, my skull will crack if I let go of all this past information of going over the scene.

His eyes are like stones, I saw them, he stares like a wildcat, surging at my father, and my father melting like snow, and then the floor drying up like a creek bed. I think these are pieces of my dreams that fill the empty gaps when I awake and come out when I’m un-rested, and suffer his loss all over again, a year at a time, especial in fall. Mother has forgotten it all I think. When I bring it up, she shivers, and appears to become mindless, the storm in me piles up: why can’t these images that seem to be more on the creature side of life, defiant to my mind, obscene little pictures that are really unimpressive to me, fade once and for all?

I don’t really fool myself with these images and thoughts, and pretend I don’t have them, I just don’t share them, nothing noble, just pointless, ridiculous, it is a monster inside my brain. I can’t understand them, nor am I proud of them, or embarrassed by them. They just are, just shadows stinking dead shadows in the brain. Eerie, and leering, and leaping from season to season, from year to year. When they come, they spin mindlessly, lifelessly throughout my cerebellum.

Last night in my dream I killed the SS Man; I tore off his Nazi insignia, and threw urine in his face and broke his spine. Such are my annoying recollections of that day. No offence, but Chick Evens sometimes makes me cross, that’s why I told him today of the situation, no more blind prejudice, over my dramatic silent monologues, because they are buried so deep inside of me, when they come up they must be allowed to have their muttering, even if in dark shaded places, on ageless paths, holding a conversation with me inside my head, it comforts me afterwards.

I am aware of my potential, I don’t want to die, even though I have leukemia, and I know I live in dark chasms, and these huge dreams, voices in the darkness come to me, sometimes like thunder, but at the same time, I am not fooled, I know they are inanimate, non-living, unresponsive, that they themselves will not snatch me and put me in my grave, only if I become a lunatic to them watching me, and stop grinding my teeth when it becomes to intense. When that happens I produce a little coy -owl like, jerk, and smile. And sneak away.

How Much Does Real Estate in Spain Cost?

According to the index number of real estate market in Spain in April 2010 the average cost of housing has remained stable compared to the previous month. Prices declined only 0.3% resulting in an average value of the property amounted to 2,342 euros per square meter. Thus, given this figure, the house of 80 m2 in Spain can be bought for 187,360 euros.

On the Balearic Islands and Galicia housing prices begin to rise

According to the report provided fotocasa.es with business school IESE, only the Balearic Islands and Galicia – two self-contained community, where an increase was recorded in the value of property: 2,6% and 0,5% respectively, at the same time in the Basque Country and Andalusia prices remained constant compared to the previous month. In the remaining 13 regions of lower prices rung between -0.1% in the Valencia Community and -1,6% in Aragon.

Catalonia and Madrid remain the most expensive region among all the Spanish communities, while the cheapest real estate is located in Extremadura, Murcia and Castilla-La Mancha. In these regions the cost of the house of 80 m2 varies between 303 490 euros in the Basque Country and 134,750 euros in Extremadura.

Gipuzkoa (Basque Country) – the most expensive region, and Ciudad Real (Castilla-La Mancha) – the cheapest city in Spain

Analyzing real estate by prices throughout Spain, highlights Gipuzkoa and Ciudad Real, as the most expensive and cheapest region for the purchase of housing, respectively. If Gipuzkoa cost per square meter property is 4,296 euros, in Ciudad real average cost of housing is 1,483 € / m2.

The biggest price increase with an increase of 8,6% over the last month, noted in Lugo (Galicia), and the greatest decrease in prices in April 2010 was recorded in Badahoz (Extremadura) and amounted to -2%.

In coastal regions, housing prices rise

According to a report provided fotocasa.es, ten provincial capitals of Spain, where the marked increase in the house prices, five cities located in coastal area. The biggest change in property prices in April 2010 noted in Palma de Mallorca: 3,5%. Among other cities of the coast, where there was an increase in housing prices, are Cadiz capital with the growth of 1,6%, Las Palmas de Gran Canaria (1,3%), Alicante (0.9%) and San Sebastian (0,8%).

On the other hand, in the city of Vitoria, in the center of the province of Alava (Basque Country), in April 2010 was recorded the greatest decline in property prices – 2,1%. In other cities prices have fallen in the range from -1.9% in Huesca (Aragon) to -0.1% in Barcelona (Catalonia).

Marketing for Selling Real Estate – 7 Tips for Attracting New Clients to Buy or Sell Real Estate

Whether you have been in the real estate business for one year or are a seasoned professional in the business for more than twenty years, you will always have a need for new clients to worth with. Referrals are important, but attracting new clients that have not had the opportunity to work with you in the area that you serve can boost your business to unprecedented levels. Here are 7 tips to attract new clients who want to buy or sell real estate.

  1. Design a mini-poster. A mini-poster is made using a single sheet of 8 ½ by 11 inch paper. You can use textured or colored paper if you like or stick with the more traditional white or ivory. Using a word processing program you can write down 7 tips for selling a home or 5 mistakes that first time buyers make when purchasing a home. You will be writing to the market of clients that you wish to attract. Be sure to put your contact information on this mini-poster so that people can contact you easily. You also may want to laminate the mini-poster or put it into a clear plastic sheet protector. Make lots of copies because people will keep them for quite a while. Give them out to anyone you talk to and ask others to give them out at their places of business. You will find that mini-posters are like giant business cards that are easy to see.
  2. Start a blog. More people than ever are now reading and writing on blogs, or web logs. Many are indistinguishable from traditional web pages. A blog can be started for free and is a great way to communicate to the people you most want to reach. Choose a specific group to begin with, such as the area you farm, or first time homebuyers. Post at least twice a week to get your name and your message out into the blogosphere. Be sure to give your readers lots of useful information. This way they will see you as a resource before you are a vendor.
  3. Write short articles. Use your blog posts as a starting point for writing short articles. By extending your posts to 250 or 300 words, using keywords that tell people what you do and where you do it (like vacation home sales in Panama City, Florida) you can use short articles to attract clients from all over the world who are searching for what you have to offer them. Be sure to include your contact information at the end of the article so that prospective clients can quickly send you an email or call you to get more information and make a connection with you.
  4. Write short reports. After you have written 5 or 6 short articles combine them into a short report. You can convert them into a PDF file or print them out and put them into a folder with a cover page that tells more about you and your business. These can be given away to new clients or included in a listing presentation. When you write about real estate you position your as an expert in your field and make new clients hungry to find out more about you and to work with you.
  5. Make a presentation. Accept every opportunity you are given to speak in front of others. Even if you dislike public speaking you may enjoy sharing information about your business with small groups of people. By speaking for even ten minutes and handing out copies of your mini-poster, you will attract clients that like what you say and how you say it. Be sure to take questions at the end of your talk so that people can get to know you even better.
  6. Give teleseminars. Most of us have been using the telephone since we were very young. It is natural for people to want to communicate on a call and teleseminars are a way for you to talk about your specialty area while new clients get to know you better. Choose a topic to speak about, pick a day and time for the call and give out the call in information to everyone you meet. Bridge lines are used for the purpose of teleseminars and they can be obtained for free or at a very low cost. People can even listen in to your call using the internet so that they do not incur long distance charges. The replay of your teleseminar can be made available to those who were unavailable at the original time of the call, or to those who would like to hear the call again through their computer or mp3 player.
  7. Put your recordings on audio CD’s. Everyone has access to a CD player, either at home, in their car or at their office. Record your teleseminar on to a CD and put your contact information on the front of the CD. Clients will listen to your CD at some point in the future and contact you when they need your services or to get more information. Think of a CD as a talking business card that will last for years.

By using these tips to attract new clients into your business you will be giving yourself every opportunity to reach people and to be able to address their specific needs. You will be in business for many years and it is important to get your name in front of prospective clients in as many different ways as possible. Using these tips will give you an edge over your competitors and position you as an expert in your specific niche in real estate.

Realtors- Your "About me" page is a Marketing Tool

How does your „About me“ page sound? Warm and friendly, or cold and professional?

You are a professional, and you do want to let that be known, but the attitude and tone you convey on your bio page could mean the difference between getting a client or being passed over.

Your real estate prospects want to know they are dealing with a real person – one who has a life outside of real estate. They want to know that you care about more than just banking commission checks. So tell them.

Obviously, there are some things, such as politics and religion, you should not mention unless you want to limit your clientele to like-minded individuals. But other details about you make you more human and give your real estate prospects a way to connect with you.

For instance, if you have children and are involved with their sports or other school activities and hobbies, other parents will see you as caring and responsible. If you care for elderly parents, others who do the same will feel a connection – and know that you understand their housing needs.

If you volunteer for a worthy cause and that cause happens to interest them, they’ll see you as „like them.“ If you belong to Elks or Rotary or some other service group, they’ll see you as a community leader – and if they happen to belong to the same group, you’ll have an instant rapport.

Mention your hobbies, as well. We all like to spend time with people who share our interests, and your real estate prospects are no exception. Animal lovers are especially happy when they find someone who shares their passion.

The funny thing is, they may not even consciously realize that’s why they chose you. They’ll just know that after reading a few Realtor web sites you look like the person they should call.

You should also mention how long you’ve lived in the community and/or where you grew up. Sometimes customers and clients choose an agent not because of what they know about the local community, but because of where they lived before.

Here in North Idaho we have a large influx of people from California – and often those customers prefer to work with an agent who moved here from California rather than one who has always lived here.

Copywriters aren’t limited by geography – we have clients from all over the U.S., Canada, and even from overseas. So it was interesting this week to read about a copywriter who was chosen for an assignment because she was from Minnesota. The client no longer lived there, but had grown up there, and that connection tipped the balance between her and another writer.

I spend a lot of time nagging at Realtors just to get them to put their names on their home pages – so if you go one step further and create a bio page that serves as a marketing tool, you’ll be head and shoulders above the crowd.
